Marian Duksta arrived at Molisse Realty Group in August of 2011 when Broker/Owner Brian Molisse acquired Mass Bay Associates real estate office that had been in existence for many years in Marshfield. Marian was a top sales agent at Mass Bay Associates, and her career continues to flourish today at Molisse Realty Group. Marian has been in the real estate industry for 30+ years. She has numerous repeat clients and many referrals from clients who are confident in the service she provides.

Marian is a longtime resident of Marshfield. She has two daughters who went to Marshfield schools, Denise of Green Harbor and Nicole of Marshfield and Florida. The yard and home exterior are the first thing a buyer sees when they arrive. It's not that hard to spruce up an autumn yard and take all the advantages you can of warm colors and rich foliage.

#1 Clean Up the Yard

The leaves are starting to fall and we've had a few storms knocking branches down. Start raking! Don't let overgrown vegetation block the windows or path to the entrance. Cutting bushes and tree limbs will let the sun inside and showcase the exterior of your home. Cut away summer vines and cut down dead flowers. Make the most of the autumn weather in the fall real estate market.

#2 Get a Pop of Color with Mums

The most popular autumn flowers are mums, and they bloom for a long time.  Mums are available in yellow, red, orange, white and purple. Yellow is the number one home selling color.

#3 Go Easy on the Gore

You may love the idea of blood and guts and skeletons rising from your yard and ghosts hanging from your trees, but will buyers be amused or afraid? Molisse Realty Group Teams Up with Weymouth Fire Department to Test New Smoke Alarm Scheduling Process

The Weymouth Fire Department is developing a new online process for scheduling smoke alarm inspections for one/two family homes and condos/townhouses being sold.  Molisse Realty Group has been selected to test the new online scheduling system.

 

Captain Thomas Still and Captain Steven Tilley joined us at our Weymouth office to go over the process.  The online system will make it easier for Realtors® to schedule inspections of the smoke and carbon monoxide detectors of residential properties. Mass General Law Chapter 148, Section 26F requires that all residential properties being sold be inspected by the fire department for compliance with the regulation. The certificate of compliance is good for 60 days.

 

The informative class also updated our Realtors® on the revised smoke alarm regulations that went into effect December 1, 2016. The changes only apply to one- and two- family residences built before 1975 that have not been substantially altered.  If built or altered after that date, the smoke alarm requirements are established by the state building code.  Working smoke alarms installed prior to December 1, 2016 (that met requirements) can continue to be used until they are 10 years old or have exceeded the manufacturer’s recommended life.
